What Office Reinstatement Involves
Office reinstatement is the restoration of a leased commercial space to its original handover condition, as required by the reinstatement clause in the tenancy agreement. End-of-lease works typically cover partition and false ceiling removal, flooring restoration, M&E disconnection, wall repainting, and debris disposal. Where reinstatement is incomplete or fails inspection, the outcome is usually the same: landlord disputes, deposit forfeiture, or a delayed handover with rent still running.

Partition & Ceiling Dismantling
Removal of non-original partitions, false ceilings, and ceiling tiles installed during the tenancy, with surface restoration afterwards.
Flooring Reinstatement
Removal of added carpet, vinyl, and raised floor systems, and restoration of the original base flooring to landlord specifications.
M&E Disconnection & Restoration
Removal of added electrical points, data cabling, air-conditioning units, and lighting fixtures, with M&E returned to original handover state.
Wall & Surface Restoration
Patching of drill holes, removal of applied wall finishes, and repainting to the original colour specified in the lease or landlord requirements.
Debris Removal & Site Clearance
Disposal of all dismantled materials and construction debris in line with NEA requirements, leaving the unit ready for handover.
